Not odd at all.

I often find cleaning the new place a bigger challenge than cleaning the old place. It leads me to suspect that I am a neatfreak, however I just like to know that at least once, every nook and cranny was scrubbed!

Well, yes, I can see that. It's easier to keep it up if it's done right the first time.

We have the house inspection today...around 3:30 pm...and I have to be there...hope everything goes well...I'd hate to lose this house b/c they didn't fix something a while ago and now it's a bigger problem than we can afford.

I'll let everyone know what happens tonight!

House...inspection...update.

There were some issues found with the house that are iffy, we're waiting for the final report to make our decision as to what we're going to demand from the seller and what we're willing to do ourselves.

The one thing I'm going to demand is that the un-secured natural gas pipe in the basement get secured QUICK! There's a gas pipe leading to the hot water tank that bends down from the ceiling and is just hanging there...no support, nothing, IT WIGGLES!

We would like the seller to pay to have the Furnace and AC unit inspected, since they don't remember how old it is, and it's sort of iffy.

Right now, we're waiting on the report, and then we need to discuss things with the Realtor.

From when we had ours inspected, the seller checked the furnace themselves. And they fixed the electrical issues that were present. So you should be able to have yours fixed and checked without issue.

Yeah, you should be able to get that, especially if you have a good agent working for you.

Hopefully not too much else (bad) was found.

The only other thing found besides some little stuff we can fix ourselves is that the chimney and some of the brickwork needs repointed, and the roof is old enough to need replaced in the next couple of years...maximum, three. If we're really lucky.

With the furnace coming up as old and iffy, the AC unit being old and iffy (put in with the furnace), and the roof being old and iffy, we're frankly a little nervous.

We want someone who specializes in HVAC to inspect the Furnace/AC and determine what condition it's in, roughly how long it will last, and how much it will cost to bring it up to a better working condition until it is feasible to replace it. We want them to pay for that b/c frankly, if I couldn't remember how old my furnace was when I was trying to sell a house, I WOULD get it inspected...so that I knew I either had to fix it, knock money off the price to allow for them to replace/repair...or so that I could slap down a certified report saying "Yes, it's old, but it's in good working condition."

Oh well...we're waiting to hear back from our agent about things...so meh.

Some people don't think about those things. Luckily, our previous owners had. Our boiler is the original and the house was built in 1958. It doesn't have an extra tank, so it doesn't keep much hot water, and it heats water for the house heating, and for hot water like for showers and such. But it still works well. Maybe someday we'll have enough money to replace it and get one with an extra tank.

So what i'm saying is don't be too nervous about it being old. Yes they should have the whole thing inspected. If they want to sell it, they need to do that. Otherwise, I'd say walk away, because they are being unreasonable. But I'm sure they will pay for the check as it is really hard to sell houses right now, and they'll know that too.

Well, the paperwork asking for them to get the thing serviced is signed and was emailed to the realtor...now she has to sign it and send it on, we we'll see.

Apparently, buying a house has a lot of "Hurry up and wait" to it.

Grimwell and I have just bought a house!

The deal should be completely through Wednesday or Thursday, since now they're just checking the bank accounts to assuage their own minds. :-D

I can understand Kystar's "Hurry up and Wait" comment though... That was the whole reason I didn't really want to say anything earlier, until the paperwork was pretty much through.

On the other hand, the place is rather nice. It's a Townhouse, 2 floors, finished basement, 3 bedrooms, 2 full bathrooms and all new appliances! The house inspection got finished, and while that came up mostly good, it does have some problems, just not ones that the inspector really cares about.

Kystar, I feel for you though. Grimwell has mentioned that the Natural Gas Pipe being loose is a common thing. Generally they're very rigid and don't come loose unless you really yank on them.

Personally, I'd suggest taking at least part of the "future repairs" out of their hide! Those are expensive repairs and in this market, almost certainly why they're hoping to sell this place for a good profit. Make certain you do the research on how much those repairs are for the home you're buying before you agree.

The Gas pipe thing is a little strange....it's not anchored to a wall at all. It literally comes down from the ceiling of the basement about four to five feet and hangs there. And it's right in front of the washer...you back up just wrong and you'll walk right into it! Normally, these things are anchored to walls or posts or something...and yes, the anchor can come off...but freestanding? Just hanging there? NO THANK YOU!

The reasons we're not trying to crash down the sale price based on the "Future repairs" line are simple. One - they're doing a seller assist on the closing costs...we can't afford the house if they don't...but if we start cutting the price down, they may tell us to go hang. Two - it comes with a full home warranty...so if the roof frags out in a year, we're covered.

However, we have demanded that the furnace be repaired by them. If it comes back from the HVAC specialist as needing replaced, we're going to demand they pay for it.

Things aren't 100% resolved, but meh, we'll see. If it's meant to be, it will be.

He did ask what a "Buyer Assist" was though? As I'm not sure either, I thought I'd ask.

And this gas pipe is just hanging there?! Wow, okay that is Bizarre! I was thinking that it was attached to the wall and posts like it usually is, and that it was just a bit loose in it's moorings! I'm sorry I misunderstood you. That definitely needs to be taken care of.

Buyer assist is when the seller pays part of the closing costs. I'm not sure how it is in Canada, but in the US, it's expected for the Buyer to pay all closing costs on the house/property. Some Sellers are willing to pay 1/2 the closing costs in order to sell their house...so instead of us having to cough up nearly $6,000 (in addition to the down payment needed to secure the mortgage), we're only required to have around $3,000. That's why we're not grumping about the little stuff too much...b/c if they feel we're trying to scam them or screw them over, we'll loose that "assistance" and we won't be able to buy the house at all.

And no problem about the misunderstanding about the gas pipe...I don't remember how awake I was when I first mentioned it!

Wow, June? That's a ways...our Closing date is set as April 24th...so, we could theoretically be moved in by May 1st...which would be nice, since our mortgage doesn't require a payment until June 1st. If we have a whole month with neither rent nor mortgage, we could squirrel away a nice little pocket of money.

When we bought our house, the sellers paid almost all of the closing costs. We only paid about $400. So that was nice. I have a feeling it is different from state to state too.
